Conveyancing

What Does a Conveyancer Do?
A conveyancer ensures the legal compliance of the transfer of property from seller to buyer, covering aspects such as: drafting contracts, conducting numerous searches (local authority, environmental etc.), management of title deeds, arranging for payment (funds, stamp duty etc.), and registration with Land Registry.
Whilst a conveyancer is not compulsory if you are purchasing without a mortgage, it can be risky and time consuming. This could lead to delays and mistakes which may have financial implications or potentially cause a sale/purchase to fall through completely.
Trusted Property Conveyancers We Recommend
Choosing the right solicitor or conveyancer to act on your behalf is incredibly important and is often underestimated by buyers and sellers.
In our experience, some of the crucial things to consider are communication: there is nothing more frustrating than not being able to get hold of the person responsible for your sale/purchase, efficiency: no one wants their sale/purchase file sitting untouched on someone’s desk for weeks at a time, and reviews: learn from other people experiences, buying and selling property can be incredibly stressful so it is vital to do your research before committing.
At Saxon Shore, we have built excellent relationships with several conveyancers whom we highly recommend. We work with a few different companies so we can offer individualised options to best suit individual needs! Including exclusively online services, local companies with offices where matters can be discussed face to face, and firms that specialise in particular areas of conveyancing law.
These are trusted firms that have consistently shown that they can offer a first-class service to our clients, ask us for more information or to request a quote.
Surveyors
What Does a Property Surveyor Do?
A surveyor will assess and determine the value of a property, inspect buildings for any structural defects, potential issues, and necessary repairs.
A Chartered Surveyor (MRICS or FRICS) holds the highest professional qualification recognised by the Royal Institution of Chartered Surveyors (RICS). An Associate Surveyor (AssocRICS) is an entry-level qualification, often considered a stepping stone to achieving chartered status. While both work in the surveying field, the key difference lies in their level of experience, expertise and the responsibilies they can undertake.
Choosing a Professional Surveyor in Kent
Once you’ve found “the one”, you may wish to have a survey carried out to identify if the property has any potential problems or defects and ensure that you are making a sound investment.
We work with a family run, Whitstable based firm of Chartered Surveyors who will happily discuss their services and provide you a quote.
