Well what a strange few weeks it has been for all of us. Just over seven weeks ago I was planning to recruit two new staff and we were celebrating being the number one agent again YTD for sales in the Faversham area. Yet here I am now working on my own from home just how I started my journey into running my own company ten years ago.
I remember when I started people were telling me I was mad and that the housing market was going to crash, that we were in recession and that working from home as an estate agent could never work. This was long before companies like purple bricks arose.
I genuinely believed and still do that the housing market is very resilient and that having a roof over our heads is a basic need for us all. When people talk about a property market crash it would imply to most that the market collapses and houses will not sell. This is however not true. Houses will always be bought and sold the only thing that changes according to economic factors is the price and that if the price is right there is a buyer for every home.
No house in history has ever sold for more than the best offer available from the best buyer available in the current market. The emphasis being on the word current!
None of us know how hard the economy will be hit and none of us know whether house prices will be affected, although personally I believe things will bounce back very quickly, as they did after the 2008 financial crisis.
What we can be sure of is that people will always need to buy and sell property and that if you are buying and selling then prices will remain relative to each other. That is why we have been so successful because we constantly send this message to buyers and sellers. There are two reasons a house won’t sell, it’s either not being marketed correctly or the price asked is not achievable. Thats why using a skilled agent will be even more important in the next few months and maybe years.
Having an agent that is a skilled marketer who can innovate and find new ways to reach buyers who may otherwise be reluctant to view will be extremely important moving forward, and likewise having an agent who is direct about what they believe a property is worth is hugely important now. More so than ever. So I guess my message is this, things may change, prices may change but if you remain focussed on marketing and realistic on price then houses will still be selling no matter what the economic situation.
All of us are going to be adapting to new ways of working and I believe that at Saxon Shore we are more adaptable than any of our competitors. The world is still spinning and life will go back to how it was in one way or another eventually and people will need to get on with planning for the future.
